Property tax is local, and local rules are hard to read. People buying a home compare listing prices without comparing the annual tax that comes with them, and owners open a reassessment notice without knowing what to check. We built a simple calculator that follows the mill-rate method, shows its work line by line, and explains the vocabulary in plain English.
The calculator estimates a base annual tax from your value, assessment ratio, mill rate and a fixed-dollar exemption. The appeal guide describes how an assessment challenge usually works. Three articles cover reading your bill, escrow and reassessment, and the SALT deduction. The FAQ and methodology pages explain what the tool does and does not do.
Figures that change over time carry their year, and facts are tied to official or primary sources named on the methodology page. Content is reviewed by Numerlyn LLC before it is published. We still cannot know your local rules, so every estimate says to confirm with your assessor.
We are not an assessor, a tax collector, a law firm or a licensed tax preparer, and we do not sell appeals services. The site has no active affiliate partnerships.

The language is meant to be plain, and the examples use round numbers you can follow with a pencil.
