This disclaimer applies to everything on PropTaxCalcPro, operated by Numerlyn LLC. It was last reviewed in October 2026.
The calculator and articles are for general education. They are not tax, legal, accounting, appraisal, real estate or financial advice, and reading them does not create a professional relationship between you and Numerlyn LLC.
The calculator uses the mill-rate method on four inputs. It does not model percentage exemptions, credits, caps on increases, special assessments, fees, penalties, partial-year ownership or local rules we do not know about. Your actual bill, set by your local taxing authorities, controls. A difference between the estimate and your bill does not mean either is wrong; it usually means something local is missing from the inputs.
We name the source and year of statistics and legal figures, such as the 2024 state effective rates from the Tax Foundation and the federal SALT limits from the IRS. Rates, laws, deadlines and programs change and differ by state, county, city and school district. Effective rates vary by county and city, so a statewide figure is not a prediction for your property. Check current figures with the official source before acting.
The appeal guide describes common practice and cannot tell you whether you will succeed or what your deadline is. The SALT article describes federal rules for a given year and cannot tell you whether you should itemize. Talk to your assessor, tax collector or a qualified tax professional.
